RENTAL TERMS AND CONDITIONS
Booking a private Retreat Center is very different from booking a regular hotel room, especially with regard to payments and cancellations. We urge you to read through all our conditions carefully and not just click the boxes (as we often do).

RENTAL PAYMENT TERMS
20% non-refundable deposit on the day of booking.
40% non-refundable full payment - 4 months prior to the rental date
40% non-refundable full payment - 3 months prior to the rental date
LATE PAYMENT PENALTY
If the rental payment is not made by the invoice due date, a $20 USD penalty fee will be charged per late day until the payment is completed.
FAILURE OF FULL PAYMENT
If the client fails to pay the full invoice within 60 days of the invoice due date, the lease will be canceled without a refund. Oasis Management will be allowed to open the lease dates to new tenants.
CANCELLATION
If the client decides to cancel the lease for any reason, including but not limited to a medical emergency, family issues, change of plans, under-booking, rescheduled event, or internal organization issues, all payments made cannot be refunded.
ARRIVAL / DEPARTURE TIMES
Unless stated otherwise, the standard check-in time is 14:00 (2 p.m.) and check-out time is 12:00 (Noon).
EARLY CHECK-IN / LATE CHECK-OUT
Early check-in or late check-out is subject to availability with an extra fee of $140 USD per hour only with approval by Oasis Management at least one week before the start of the rental.
VENUE RULES
Front desk, kitchen, and housekeeping staff onsite from 7:00 (7 AM) until 22:00 (10 PM) and night security from 22:00 (10 PM) - 7:00 (7 AM).
The buffet-style complimentary breakfast will be served from 7:00 (7 AM) - 10:00 (10 AM). Any rescheduling or changes to the menu must be communicated to management at least one (1) day before. Otherwise, Oasis Team is not responsible for any inconvenience that may occur.
Oasis housekeeping staff will change the linens and towels once every 4 days/3 nights. If the client wishes to have the linens and towels changed more, an additional fee of $5 per room will be charged per change.
No outside beverages are allowed to be brought into Oasis (e.g., Water, Soft Drinks, Beer, Liquor, Wine, etc.). If anything is brought in, a corkage fee of $5 USD per bottle (Liquor/Wine) and per crate/box (Beer/Soft Drinks/Water) will apply. Unlimited drinking water is provided at the venue.
5% handling fee of the total item(s) reserved is applicable for any purchases or bookings with outside vendors (i.e., those outside of Oasis’s Additional Packages) made ahead of time by Oasis, as requested by the client.
The client must abide the local noise ordinances. Quiet hours start from 22:00 (10 PM) until 7:00 (7 AM).
Outside guests are not allowed to the premises other than those checked in on the arrival date.
Staff areas, including, but not limited to, the kitchen, office, storage, electrical room, etc cannot be entered by the client.
Oasis is not a party complex. Parties of any kind are not allowed within the complex.
SECURITY DEPOSIT
A security deposit of $2,500 USD is required for the faithful performance of the tenant under the terms and conditions of this agreement. The security deposit has to be paid upon check-in and shall be returned to the client within 14 days after the end of the rental, less any itemized deductions. This Security Deposit shall not be credited toward any rental payment.
The client must accept full responsibility for any breakages, loss, or damage caused to the premises and/or its contents directly or indirectly caused by any of the guests or any other person invited on or in the premises by the guests during the rental and hereby authorizes Oasis Management to pay for any such breakages, loss, damage and all forms of cleaning of the premises by deduction of the applicable amount from the security deposit.
SMOKING POLICY
Smoking/Vaping is permitted ONLY in the area in front of the parking space where an ashtray is provided.
If caught smoking/vaping inside the Oasis complex, the client will be charged $150 USD per violation.
NO-DRUGS POLICY
No drugs are allowed on the premises. If caught, the client will be evicted and charged with a penalty of $1,000 USD. The local police will be notified immediately.
OUTSIDE VENDORS
The Tenant understands and agrees that the usage of outside vendors must be informed and approved by Oasis Management ahead of time, by the latest one week before check-in. Outside vendors include but are not limited to:
Catering
Facilitators / Instructors / Teachers
Photographers
Massage Therapists
Transportation (car, bus, van, scooter, etc.)
Entertainment (band, dance, etc.)
Decoration
Additional fees might apply for the usage of the approved outside vendors. Please consult with Oasis Team ahead of time.
SUBLETTING
The client shall not be able to sublet the Premises in any circumstances.
RIGHT OF ENTRY
Oasis Team & Management shall have the right to enter the venue during normal working hours to inspect and make necessary repairs, alterations, or improvements to supply services as agreed or for any reasonable purpose. Oasis Team & Management may exhibit the venue to prospective lessees upon reasonable notice.
MAINTENANCE, REPAIRS, OR ALTERATIONS
The client may not make any alterations to the leased premises without written consent from Oasis Management.
DEFAULT
The Tenant will be in default if: (a) Tenant does not make the full payment by 60 days before the start of the rental or other amounts that are owed; (b) Tenant, their guests, or the Occupant(s) violate this Agreement, rules, or fire, safety, health, or criminal laws, regardless of whether arrest or conviction occurs; (c) Tenant abandons the Premises; (d) Tenant gives incorrect or false information in the rental application; (e) Tenant or any Occupant(s) is arrested, convicted, or given deferred adjudication for a criminal offense involving actual or potential physical harm to a person, or involving possession, manufacture, or delivery of a controlled substance, marijuana, or drug paraphernalia under state statute; (f) any illegal drugs or paraphernalia are found in the Premises or on the person of the Tenant, guests, or Occupant(s) while on the Premises and/or; (g) as otherwise allowed by law.
DISPUTES
If a dispute arises during or after the term of this policy between Oasis Management and the client, they shall agree to hold negotiations amongst themselves, in "good faith,” before any litigation.
SEVERABILITY
If any provision of this policy or the application thereof shall, for any reason and to any extent, be invalid or unenforceable, neither the remainder of this policy nor the application of the provision to other persons, entities, or circumstances shall be affected thereby. Instead, it shall be enforced to the maximum extent permitted by law.
WAIVER
The Waiver by the Landlord for a breach of any covenant or duty by the Tenant under this Agreement is not a waiver for a breach of any other covenant or duty by the Tenant or of any subsequent breach of the same covenant or duty. No provision of this Agreement shall be considered waived unless such a waiver shall be expressed in writing as a formal amendment to this Agreement and executed by the Tenant and Landlord.
HAZARDOUS MATERIALS
The Tenant agrees not to possess any personal property that could be considered a fire hazard, such as a substance having flammable or explosive characteristics on the Premises. Items that are prohibited from being brought onto the Premises, other than for everyday cooking or the need of an appliance, include but are not limited to gas (compressed), gasoline, fuel, propane, kerosene, motor oil, fireworks, or any other related content in the form of a liquid, solid, or gas.
INDEMNIFICATION
The Landlord shall not be liable for any damage or injury to the Tenant, or any other person, or to any property, occurring on the Premises, or any part thereof, or in common areas thereof, and the Tenant agrees to hold the Landlord harmless from any claims or damages unless caused solely by the Landlord's negligence. It is recommended that the renter's insurance be purchased at the Tenant's expense.
GOVERNING LAW
Regarding this agreement, policy, and its consequences, as well as its execution, the parties elect a permanent and a general domicile at the Clerk’s Office of the Denpasar Court in Denpasar.
ENTIRE POLICY
This policy contains all the terms agreed to by the parties relating to its subject matter, including any attachments or addendums. This policy replaces all previous discussions, understandings, and oral agreements. Oasis Management and the client agree to the terms and conditions and shall be bound until the end of the rental.
PRIVACY POLICY
This Privacy Policy describes Our policies and procedures on the collection, use and disclosure of Your information when You use the Service and tells You about Your privacy rights and how the law protects You.
We use Your Personal data to provide and improve the Service. By using the Service, You agree to the collection and use of information in accordance with this Privacy Policy. This Privacy Policy has been created with the help of the Privacy Policy Generator.
Interpretation and Definitions
Interpretation
The words of which the initial letter is capitalized have meanings defined under the following conditions. The following definitions shall have the same meaning regardless of whether they appear in singular or in plural.
